The Kingston Neighbourhood

The Royal Borough of Kingston Upon Thames stretches along the river towards Surbiton, and extends to Chessington, Malden Rushett, New Malden, and Tolworth. Kingston town centre is a bustling hub, home to many restaurants and shops. A thriving arts and music scene add to its appeal, and a wide range of properties cater to all.

History of Kingston

It is thought that as many as seven Saxon kings were crowned in Kingston. The town is also home to London’s oldest surviving bridge, likely to have been built in the 12th Century. The bridge crosses the Hogsmill river – which appears in the John Millais painting of Hamlet’s Ophelia. Kingston played a key role in both world wars, building a number of famous fighter planes.

Eating and Drinking in Kingston

You will find everything from riverside pubs and bars to popular pizza joints and sushi spots. The Grey Horse is a brilliant place to know for meat lovers with its bbq restaurant SMOK’D (it also hosts the excellent Crack Comedy club). A few doors down is the tiny Obon for expertly-crafted sushi. Next to the river, restaurants such as Côte and Bill’s have great terraces by the water. In North Kingston, there’s are cosy pubs such as the Wych Elm. Kingston also has its own ales courtesy of the Park Brewery, and local gin by Bone Idyll – which has a distillery and bar by the river. New Malden is the place to go for casual highly-rated Korean restaurants.

Green Spaces and Leisure in Kingston

You can easily find yourself out in nature in Kingston with the Royal Parks of Richmond Park and Bushy offering gorgeous walks. You can stroll along the riverside too, stopping in Canbury Gardens for ice cream or a picnic. There are plenty of leisure activities, including a brilliant Curzon with plush seating and an Odeon with multiple screens. Other indoor attractions include escape rooms, and a climbing centre in Surbiton. You can catch incredible gigs brought to the town by Banquet Records – recent big names have included Robert Plant, Bryan Adams and Suede. There’s plenty for sports lovers, whether you want to take up rowing or catch a football match – the Kingsmeadow ground is home to Chelsea FC Women.

Transport in Kingston

Kingston is well served by public transport with direct trains to Waterloo, Clapham Junction and Wimbledon from Kingston, Norbiton and Surbiton stations (Surbiton has a fast train to Waterloo, taking just 15 minutes).

There are key bus routes through the area, including a connection to Heathrow. Motorists can access the A3. Cyclists can take their pick from a range of bike lanes.

Shopping in Kingston

This is retail heaven with the Bentall Shopping Centre offering a vast range of stores over four floors, including Space NK, Zara, Apple and Nike. It is also home to a well-stocked Fenwick department store and a huge John Lewis. The Ancient Market Place, which dates back over 800 years, is home to many food stalls and surrounded by shops. Kingston Food Centre by the station is a great place to know for Turkish ingredients.
Surbiton High Street has a selection of independent shops, and Maple Road is known for its farmers’ market and café culture.

There is a wide choice at a range of price points, making it attractive to first-time buyers, those moving up the ladder and buyers with deep pockets. The residential enclave of North Kingston features rows of attractive Victorian and Edwardian houses, many of which have been extended to offer upwards of four bedrooms and large kitchen-diners. Roads on the edge of Richmond Park offer grand Victorian homes, alongside pretty terraced cottages. Homes on the roads that run up from the river are also in demand. In the town centre, recent developments offer apartments with river views, as well affordable housing schemes. Leafy Surbiton is particularly appealing to families.

Schools in Kingston

The area has a wide choice of state Primary schools as well as an excellent Secondary school, The Kingston Academy, on its doorstep. There’s also the highly selective state-funded Tiffin Boys and Tiffin Girls Grammar schools. Private schools are plentiful, including Surbiton High for girls, Shrewsbury House Prep, Rokeby, and Kingston Grammar School. The area also offers a college and vibrant university.
