Surveys

Unless selling a newly built property, a seller will not give any guarantee about the condition of the property (although specific guarantee for something like Damp Proof Course work or replacement windows may sometimes be available).
A purchaser effectively buys at their own risk. It is therefore important that a surveyor is instructed to examine the condition of the property.

Where a purchaser is obtaining a mortgage the lender will always produce its own Valuation Report, but this is important to note that this is not the same as a structural survey and that the lender’s valuation will not necessarily detail any structural defects.

Many lenders will offer the opportunity to combine their own valuation with a more detailed structural survey. This will usually involve paying an additional fee to the lender, but will probably work out cheaper than having both done separately.
